East Valley Housing Market Update – August 2025

More Homes. Longer Waits. A Market in Transition.

After years of tight inventory and bidding wars, the East Valley real estate market is showing signs of balance. Cities like Chandler, Gilbert, Mesa, Tempe, and Queen Creek are seeing increased inventory, softening prices in some segments, and longer selling timelines—shifts that benefit buyers but require more strategy from sellers.

As of August 2025, inventory across the Greater Phoenix area is up sharply—more than 40% year-over-year—though that growth appears to be leveling off month-to-month. The median sale price sits around $455,000 to $456,000, a modest increase of just 1–2.2% over the past year. Month-over-month, pricing has barely moved, with a bump of only 0.2–1.1%.

While prices are largely holding, homes are taking longer to sell. Days on market now average 53–55 days—about a week slower than last year. In some cities, like Tempe and Chandler, homes are sitting 75–81 days on average.

Each East Valley community tells its own story:

  • Chandler is cooling, with prices and speed declining even as inventory tightens slightly.

  • Gilbert remains stable but less competitive, offering room to negotiate.

  • Mesa is balanced, with more inventory and frequent price reductions, despite a 3.4% YoY gain.

  • Tempe has softened significantly, with rising supply and falling prices.

  • Queen Creek is experiencing the region’s steepest median price drop, especially among larger homes.

The big picture? Buyers have more options and more time. Sellers need sharper pricing and stronger presentation. For investors, the market is becoming more selective—some high-demand areas remain strong, while others offer potential value plays.

After several unpredictable years, the East Valley market is settling into a more sustainable rhythm—one that rewards preparation and market insight over speed and speculation.
