Understanding the Buyer Broker Agreement to Show Property

The Arizona Association of Realtors (AAR) Showing Agreement is a short, straightforward form that creates a temporary working relationship between a buyer and an agent. It’s used when a buyer wants to tour one or a few properties but isn’t yet ready to sign a full Buyer-Broker Agreement.

The agreement allows your agent to legally show you a property, explain disclosures, and answer questions — all while keeping everything clear and professional. It covers a specific property or type of property, lasts only for a short time, and includes signatures from both sides for transparency and protection.

The form also explains how your agent may be paid. It says the buyer is responsible for the commission because the agent represents you, but it also allows your agent to accept payment from the seller or the seller’s broker. In nearly all sales, the seller pays this fee, since it helps their home sell and the cost is already built into the price of the home — so your total cost is very unlikely to change. To this day, I have never asked a home-buyer to pay my commission.
